List of Documents you’ll need to Apply for a Home Loan

You need to keep a set of photocopy of documents handy to support the loan application. If you  are applying jointly with another applicant, same set of documents are needed for both the applicants.

You can apply individually or jointly for Home Loans. All proposed owners of the property will have to be co-applicants. However, all co-applicants need not be co-owners. Generally co-applicants are close family members.

Remember, the only way to speed-up your Home Loan approval is to furnish all the documents in one go at the time of application. A bank will appraise two Ps- Person and Property to arrive at your eligibility.

So, lets have a look at the set of documents needed for appraising the first P i.e.,

Person

A person(applicant) can be Salaried, Self-Employed Professional or Self-Employed Non-Professional(Businessman).

For Salaried Applicants, self-attested photocopy of following documents are to be submitted for all applicants / co-applicants along with the completed and signed Application Form for loan approval:

  • The KYC(Know Your Customer) is taken by banks to know who you are.

  1. One latest colour passport size photograph of all applicants to be affixed on application form and signed across
  2. Proof of Identity and Current Residential Address like Valid Passport,Voter ID Card, Aadhaar    Card,Valid Driving License(any one)
  • Proof of Income

  1. Last 3 months payslips
  2. Last 6 months bank statement, reflecting salary credits
  3. Last 2 years Form-16 or ITR
  • Other Documents

  1. Employment Contract / Appointment Letter in case current employment is less than 1 year
  2. Last 6 months Bank Statement showing repayment of any ongoing loans if being repaid from other than salary account
  3. Login Cheque for processing fees favouring ‘XXXX Bank HL A/c Your Name’

Your lender will then pull your credit report to know your credit history. You may check your credit report and score yourself for FREE https://www.gullakh.com/login for any errors or negative remarks before you apply for a Home Loan.

Banks will assess your repaying capacity by calculating your fixed obligations(EMIs) to income ratio which should ideally not be more than 65% of your gross monthly salary.

For Self-Employed Professional or Self-Employed Non-Professional Applicants, self-attested photocopy of KYC documents as mentioned above are to be submitted for all applicants / co-applicants along with the completed and signed Application Form for loan approval except the Income documents and other documents. The income and other documents required in this case are:

  • Proof of Income

  1. Income Tax Returns along with computation of income for the last 3 Assessment Years
  2. Last 3 years’ Balance Sheet and Profit & Loss A/c Statements, with Annexures/Schedules (Points 2 & 3 should be of both the individual and the business entity and attested by a CA)
  3. Last 6 months Current A/c Statements of the business entity and Savings Account Statements of the individual applicants
  • Other Documents

  1. Business Profile on letter head of the firm
  2. List of Directors and Shareholders with their individual shareholding certified by a CA / CS in case of the business entity being a company
  3. Memorandum and Articles of Association(MOA & AOA) of the Company
  4. Partnership Deed in case of the business entity being a partnership firm
  5. Details of ongoing loans of the individual and the business entity including the outstanding amount, instalments, security, purpose, balance loan term, etc.
  6. Login Cheque for processing fees favouring ‘XXXX Bank HL A/c Your Name’
